EPC Certificate UK

EPC certificate – accredited energy assessor

EPC Certificate Services

Need an EPC certificate? Whether you’re selling your home, letting a flat or renting out a business unit, you must have a valid Energy Performance Certificate before the property goes on the market. We make it easy. One of our accredited energy assessors visits your property, completes the EPC survey and lodges your certificate on the government register, usually within 24–48 hours.

We provide domestic and commercial EPCs across London, Hertfordshire, Bedfordshire and Buckinghamshire. Homeowners, landlords, estate agents, letting agents and businesses choose us because we’re reliable, friendly and fairly priced, with EPCs from just £65.

What Is an Energy Performance Certificate?

An energy performance certificate shows how energy efficient a building is. It gives the property an EPC rating from A (very efficient) to G (very inefficient), just like the colour-coded label on a new fridge or washing machine.

Alongside the rating, the certificate includes:

  • Estimated energy costs for heating, hot water and lighting
  • The property’s environmental impact rating
  • A list of recommended improvements, with their potential effect on the rating

Anyone can look up an existing EPC for free on the government’s Find an energy certificate service. As a result, buyers and tenants often check the rating before they book a viewing.

Who Needs an EPC Certificate?

You need a valid EPC certificate when you:

  • Sell a property: estate agents can’t market a home or commercial building without one
  • Let a property: every new tenant must receive a copy before moving in
  • Build or convert a property: new builds and conversions need an EPC on completion

An EPC lasts for 10 years. You can get a new one sooner if you’ve improved the property and want a better rating on record. Councils can fine owners who market a property without a valid EPC, so it’s worth arranging one early.

Landlord EPC Rules

For landlords, the rating matters just as much as the certificate. Under the minimum energy efficiency standard (MEES), privately rented homes in England and Wales must currently have an EPC rating of at least E. Letting an F or G-rated property without a registered exemption can lead to fines of up to £5,000.

The rules are getting tougher. The government has confirmed that private rentals in England must reach EPC C by 1 October 2030. So if your rental property sits at D or E today, now is the time to plan improvements. Our assessors will explain which upgrades would make the biggest difference for the least cost.

Domestic EPC

A domestic EPC covers houses, bungalows, flats, maisonettes and HMOs. It’s a short, non-intrusive visit, usually 30–60 minutes depending on the size of the property. Every self-contained flat needs its own certificate, even within the same building.

Commercial EPC

A commercial EPC is needed when you sell or let non-domestic premises, such as offices, shops, restaurants, warehouses and industrial units. This assessment looks in more detail at heating, cooling, ventilation and lighting systems. Because every building is different, we quote each commercial EPC individually.

What Happens During an EPC Survey?

Our domestic energy assessor will:

  1. Measure each room and floor
  2. Record the age and construction of the property
  3. Check loft, wall and floor insulation where visible
  4. Note windows, glazing and doors
  5. Inspect the boiler, heating controls and hot water system
  6. Record lighting and any renewables, such as solar panels or heat pumps
  7. Take photos as evidence for the government register

You don’t need to move furniture or empty cupboards. Just make sure we can reach the loft hatch and the boiler. A tenant, agent or key holder can let us in if you can’t be there.

How to Improve Your EPC Rating

Have paperwork ready for anything the assessor can’t see. Cavity wall guarantees, loft insulation receipts, boiler manuals and FENSA window certificates can all lift your score.

If you want a better rating, these improvements often help most:

  • Topping up loft insulation
  • Filling empty wall cavities
  • Upgrading to a modern condensing boiler
  • Adding smart heating controls and thermostatic radiator valves
  • Switching to LED lighting throughout
  • Installing double or secondary glazing
  • Adding solar panels or a heat pump

The certificate itself lists the recommended measures for your property, so you can see what would make the biggest difference.

EPC Certificate FAQs

How long is an EPC certificate valid? Ten years, unless you get a new one sooner to reflect improvements.

How quickly will I get my EPC? We can often visit within a few days, and you’ll usually receive your certificate within 24–48 hours.

Do I need to be home for the survey? Only to give access. A tenant, agent or key holder can let the assessor in.

Does each flat need its own EPC? Yes. Every self-contained flat that’s sold or let needs its own certificate.

Do listed buildings need an EPC? Not always. Some listed buildings are exempt where improvements would unacceptably change their character. Ask us and we’ll advise.

What if my property gets a low rating? The certificate lists recommended improvements, and our assessor can talk you through the most worthwhile ones.
